We are dedicated to providing you with service that is professional, courteous and responsive in helping you find a property. To fulfill this commitment, we agree to provide you with the following services:

• When you work with us, you work with licensed real estate agents only.

• We will give you information and access to hundreds of rental homes that are available in the market place absolutely free (the landlord pays our service fee).

• Consult with you to determine and prioritize your particular real estate wants and needs. We will help you define your financial ability to rent a property. We can also explain purchasing and mortgage financing, taking you through the pre-approval process, if you choose to buy instead of rent a property.

• We will be your contact for most properties. This may include properties listed with our office, private landlords advertising their rental property through the newspapers, internet ad sites etc, as well as those offered by other real estate companies through the Multiple Listing Service.

• If your prefer to rent an apartment, we work with hundreds of apartment communities too. We can give your information on the many different amenities floor plans, unadvertised rent specials and much more. We do the leg work, so you don't have to. We offer this service absolutely free (the apartment community offers us a commission and normally pay for our fee out of their advertising budget.

• We will familiarize you with community services information on recreation, municipal services, schools, shopping services, and cultural activities about your property choices.

• Explain the complex terms and practices of real estate transactions, the lease agreements and contingencies, easements, inspections, landlord lead based paint disclosures, typical rental costs and closing procedures to complete the leasing of your new home.

• Show all properties in accordance with Fair Housing regulations and ethical real estate practices.

• Promptly present all written offers to landlords and upon acceptance, coordinate all activities throughout the lease closing process.

• Typically we will facilitate the lease closing process for our clients from start to finish. We have all parties sign the lease agreement, sign and acknowledge the Landlords Lead Based Paint Disclosure Statements, along with any real estate agency disclosures required by law. We are a licensed brokerage with the State of Michigan and can also collect and distribute earnest money deposits, rent payments or any other monies due.
